If you rent out property in Leeds, you are legally required to have a valid EICR before tenants move in and every five years after that.

The certificate must be provided to tenants within 28 days. Non-compliance can result in fines of up to £30,000 and may cause problems with insurance claims.

What Happens During an EICR

Our electrician will need access to the consumer unit and all areas of the property. The inspection normally takes between two and four hours depending on the size of the property.

We test each electrical circuit, inspect accessible wiring and check earthing and bonding.

Your report will include codes explaining any issues found:

C1 – Danger present. Immediate action required
C2 – Potentially dangerous. Needs urgent attention
C3 – Improvement recommended

If C1 or C2 faults are identified we can provide a quotation for remedial work to bring the installation up to standard.
